Yes, you may request a specific apartment during the application process, and it can be held once the deposit is paid.
Is there a security deposit and is any of it refundable?
Yes, there is a $250 security deposit, which is refundable as long as the application is not falsified
Do you accept Section 8 vouchers?
Yes, we can accept Section 8 vouchers if the applicant meets all qualifying criteria, including income requirements.
Are utilities included?
No, utilities are billed separately.
Is renter's insurance required?
Yes, renter's insurance is required.
Can the apartment be sublet or listed on short-term rental platforms like AirBnB or VRBO?
No, subletting or listing the apartment on short-term rental platforms is not allowed.
What are the hours of the clubhouse?
The clubhouse is open Monday through Friday from 8:30 AM to 5:30 PM, and on Saturday from 10:00 AM to 4:00 PM.
What are the hours for the fitness center?
The fitness center is open Monday through Friday from 9:00 AM to 5:00 PM, and on Saturday from 10:30 AM to 3:30 PM.
What are the hours for the pool? Is it open seasonally?
The pool is open seasonally. Specific hours may vary depending on the time of year.
What are the hours for the business center?
There is no business center on the property.
What are the hours of the laundry facility?
The laundry facility is open 24 hours a day, 7 days a week.
Is the apartment set up for working remotely?
While the apartments are not specifically designed for remote work, residents are welcome to set up their own study or work-from-home spaces.
Are apartments internet/cable ready? Is there a separate charge? How do I set it up?
Yes, all apartments are internet and cable ready. Residents are responsible for setting up service and paying the provider directly.
How do I get my packages/do you have package lockers?
Packages are delivered directly to your door. The leasing office does not accept or hold packages, so please plan accordingly.
Are BBQ grills available?
Yes! We have BBQ grills available at the park—perfect for hosting a weekend cookout with friends.
Do you offer valet trash service and/or recycling?
We do not offer valet trash service, but a recycling dumpster is available on-site for residents who want to go green.
Are concierge services available?
No, we do not offer concierge services.
What is the smoking policy?
All apartments are non-smoking, and there are no designated smoking areas on the property.
Do you allow pets; if so, do you have pet amenities?
Yes, we are a pet-friendly community! However, we do not currently offer on-site pet amenities. There is a $50 monthly pet rent fee per animal
What is the parking situation?
Parking is virtual and must be registered online for both residents and guests. Each leaseholder is allowed one vehicle.

The community is located in the Richardson Independent School District, with nearby schools including Carolyn Bukhair Elementary (Grades K–6), Richardson West Junior High (Grades 7–8), and J.J. Pearce High School (Grades 9–12).
How far is it to the nearest airport or train station?
The Spring Valley Train Station is just 1.1 miles away. Dallas Love Field Airport is approximately 17.8 miles from the community, and DFW International Airport is about 21.7 miles away.
Are you near any transportation routes? Which ones?
Yes, the community is conveniently located near several major transportation routes, including the DART Bus System, I-635, US 75 (Central Expressway), I-35E (Stemmons Freeway), SH 183 (Sam Rayburn Turnpike), and the Dallas North Tollway.

Each bathroom includes a combined bathtub and shower.
What kind of appliances and features does the kitchen have?
The kitchens are equipped with modern lighting, a space-saving microwave, an electric stove, a refrigerator, and a dishwasher.
Do kitchen sinks have a garbage disposal?
Yes, all kitchen sinks include a garbage disposal.
Do apartments have dishwashers?
Yes, each apartment includes a dishwasher.
Does the apartment come with a microwave?
Yes, a space-saving microwave is included in every apartment.

Only townhomes have washer and dryer connections, but appliances are not provided. There is a laundry Facility on the property for residents to use.
